BRC Panel Roof – Seamless Uniflex Membrane

About this Project
This low-pitched roof was experiencing multiple leaks.
To start the work, all the solar panels had to be removed.
The roof was powerwashed to remove all dirt and impurities, then all potential weak points were sealed and caulked.
An initial coat of Uniflex 41300 grey silicone membrane was then applied to the majority of the large roof.
During the course of snagging, it had became apparent that the most likely major cause of the leaks was the horizontal join of the BRC panels traversing the length of the roof.
Due to the very low pitch of the roof, water was tracking back up the underside of the join causing corrision and resulting in leakage.
Our solution was to cover the entire length of the join with a new section of BRC panel, caulk both the top and bottom joins, and then cover the entire panel including the joins with grey Uniflex 41300 seamless acrylic membrane.
The entire roof was then covered with white Uniflex 41300 which provides higher UV protection.
This approach to roof protection can offer up to 35% reduction in energy bills because of its insulation properties and UV reflection.
