About this Project

Damage to the north section of this older roof was extensive. The torch on was failing and there were numerous cracks in the parapets and the roof surface. 

Once the torch on was removed and the coatings removed from the parapets, the concrete roof surface was ground down to remove impurities, laitance and to improve adhesion. This proved quite challenging as the grinding is noisy and had to be done within set periods so as reduce the disturbance to hotel guests.

Our specialist team then repaired and caulked all the concrete cracks that were exposed in the concrete surface and parapets. Then the surfaces were power washed to open the “pores” of the concrete ready for the next steps in applying the Sikalastic Roofing System.

The Sikalastic 502 Epoxy Primer was applied to all concrete surfaces as the first step in the complete roofing membrane. This has to cure for 4 hours so we did this in the morning with the aim of being able to complete the job later that same day.  This also meant that we would have been able to target the silicone application in the cooler temperatures of the late afternoon which gives it better application results. But it rained later and we weren’t able to complete within the same day – weather is often our biggest challenge.

The Sikalastic 500 Silicone also needs to be applied within 48 hours of the primer to meet the manufacturers warranty requirements, so we had to return the very next day to complete the job. Once snagging (minor corrections to the surface) was completed on the first application, the final application was applied and the roof is now warrantied for the 10 year manufacturers specification.
