About this Project
The roof of this building at a top luxury hotel on the West Coast of Barbados consisted of a precast superstructure with a structural screed with the waterproofing and insulation, which had failed in many places. Previous attempts to re-waterproof the roof failed due to improper and/or incomplete removal of the existing materials, and poor workmanship on the attempted fixes.
Additionally, not enough provision was made for the updating of the equipment on the roof and changes to the air conditioning and venting systems had resulted in make-shift supporting structures on plinths that were at worst, a couple of pieces of plywood wedged under legs. This created uneven surfaces, and pockets where pools of water could gather.
AquaLoc Corporation, assisted with resources provided by KONSTRÜK Caribbean Inc to speed up the job, successfully stripped and implemented a 3-layer waterproofing solution comprising of a Sika 320 base, closed-cell Polyurethane SprayFoam, with a final top layer of Uniflex Silicone 20 Year System.
The solution now provides three separate and distinct waterproofing layers, each one chemically bonded to each other. This eliminates mechanical penetrations into the roof slab that are common with traditional systems and potentially problematic.
It also eliminates the tracking of water under each layer, should any one layer get damaged. None of the membranes have any seams and each layer is certified for ponding water.
The system is easily repairable and does not require specialist equipment, plus it provides an extremely efficient insulation membrane (R7).
